Properties marketed since 1 December 2008
have the benefit of a Home Report. This comprises the
Single Survey, an Energy Report and a Property Questionnaire.
The Home Report differs quite considerable from its English
equivalent as there will be no summary of the title conditions nor
Property Enquiry Certificates. The Single Survey will contain a
valuation, which differs from the English
option.

www.homereportscotland.gov.uk to
support this development and answer various questions which arise
from this development.
The Energy Reports have been required since 4 January 2009 and it
is a
requirement to provide an Energy Performance Certificate (EPC) to
any prospective buyer or tenant of a property whether the property
is to be sold or let out. |
An EPC is a document which states the energy efficiency of a
building based on the standardised way that the building is used.
The EPC also gives recommendations to the building owner on how the
energy efficiency of the building could be improved.
This applies
to nearly all property types, both dwellings and non dwellings, which
are for sale or for lease, since 4 January 2009.
The new Home Report is estimated to cost an average of £600-700 plus
VAT and has to be purchased by the seller. The seller is obliged to
issue copies to genuinely interested prospective purchasers.
Anyone wishing to market a property should be
aware that there are penalties for non compliance with these
regulations and would be well advised to make preparations well in
advance of trying to market a property. |
