In brief:
Semi-detached, three-bedroomed, two-storey house set in fenced front and rear gardens. Excellent storage throughout with electric hot air central heating on ground floor. Ideal family accommodation, and personal inspection recommended.

In more detail:
Built c. 1975 the property is linked by a footpath to the public road. The housing development was originally built as part of a joint venture by the Shetland Islands Council and Scottish Special Housing Association (now Scottish Homes). Most amenities are in the area. The property is a short walk from the nearest parking area.

Conveniently situated near to Sound Primary School, easy walking distance to Sound Service Station and shop and Tesco's supermarket, and within walking distance of the Clickimin Leisure Centre, the site of the new Anderson High School, and also the Sands of Sound beach to the south.

The town bus route provides easy access into the centre of Lerwick.

There are fenced garden areas to the front and rear. The rear garden also has some decking from the french doors out of the Dining Area.

Double-glazed, timber-framed windows, throughout. Timber-framed, external door. Sliding patio door to dining room. Externally there is a garden shed.

Mains electricity supply. Standard, 5/13-amp system. There are adequate electrical outlets throughout the property. The consumer unit and electric meters are located in the box room/utility room. There is MCB (Miniature Circuit Breaker) and ELCB (Earth Leakage Circuit Breaker) protection.

Heating installation is Airdun Electricaire, electric hot air blower to ground floor. There is an electric panel radiator on the first floor landing. The hot water is from a hot water cylinder with single, electric, immersion heater. Cooker, fridge / freezer, dish washer & washing machine are available by separate negotiation.

Three maintained (battery-back up), smoke detectors. One mains-operated, heat detector.

In common with many houses of the style found in the Nederdale area, there is a good deal of excellent storage, cupboards and shelving, in the bedrooms, under the stairs, and accessible from the hallways.

ACCOMMODATION:

Ground Floor: Open plan living room/kitchen/dining room plus toilet and box room/utility room. First Floor: Three bedrooms and family bathroom.
