In brief:
House site extending to 0.132ha or thereby in a rural location offering fine views to the west over Busta Voe towards the island of Muckle Roe. Situated off a side road which connects to the A970 Lerwick Ė Brae road. Planning Permission for the erection of a house on the site was granted in October 2013 subject to conditions but has recently lapsed. Renewal should not be a problem although purchasers should satisfy themselves by consulting Shetland Islands Councilís Planning Department. A Building Warrant and satisfactory percolation test were also obtained.

General
The site is located at the end of a private road which connects to a side road leading off from the A970. The village of Brae lies approximately 2 miles to the north and Lerwick is approximately 22 miles to the south. Facilities available in Brae include the High School, Health Centre, Leisure Centre (with swimming pool), supermarket & Post Office, filling station, hotels and boating club and marina. It is also within easy reach of the Sullom Voe terminal and gas plant (9 miles approx.).

Planning Permission
Planning Permission for the erection of a house on the site was obtained in October 2013 (Reference 2013/286/PPF) and despite having recently lapsed, the details can still be found on Shetland Island Councilís Planning Department website using the following link:-

As planning permission has been granted previously it is not expected that obtaining a fresh permission should be a problem but prospective purchasers should satisfy themselves in this respect by contacting the Councilís Planning Department. A Building Warrant was also obtained.

Services
The site itself is presently unserviced although services run alongside the site. A satisfactory percolation test for a septic tank and land infiltration system was carried out in 2013.

Directions
Turn off the A970 approximately 2 miles south of Brae (signposted Sparl), then take the next left turn. The site lies within the sharp right hand curve at the end of the road.
