The dwellinghouse is set in 0.103 acres (0.042 hectares) of ground including the dwellinghouse and the shed/store. Exnaboe is a settlement in the Virkie area of Dunrossness in the South Mainland overlooking Sumburgh Airport and the Pool of Virkie, popular for birdwatching.
A concrete pathway leads from the Porch around the back of the property and entering from the back door leads into the Kitchenette.
The gross internal floor area approx. 93m2 although the property does not presently have central heating or hot water installation and there is some woodworm infestation in the roof timber and some parts of the internal joinery and timber V lining.
A specialist check and treatment is recommended for the woodworm during any future refurbishment. There is widespread dampness as the property has not been occupied for a number of years and the Front Entrance Porch is in poor condition with a crack in the East Gable wall of the Porch possibly due to subsisdence.
The windows are hardwood double glazed but in poor condition with several failed double glazed units. The floors are all wooden and could be an attractive feature. Most rooms have the original fireplace.
The property has been vacant for a few years and requires substantial renovation, rewiring and re-plumbing. There is no central heating but the four mains rooms have open fire hearths.
There is no insulation in the loft and at the present time it is not habitable and would not form a suitable security for mortgage lending and therefore a Home Report is not required.
A large stone built storage shed is located to the north of the property with a wooden handrail leading from the back of the house. There are double doors on the west gable of the shed, a small window on the east gable and a two windows on the south wall towards the house.
PORCH – (Approx. 2.73m x 1.8m) - With panoramic views east, south and west. A door on the west side opens out on to a concrete path.
LIVING ROOM - (Approx. 4.2m x 4.36m) - One window looks out the west gable and the other enjoys views south towards Virkie and the Airport. Built in cupboard and storage under the west window cill.
KITCHENETTE - (Approx. 4.23m x 3.17m) - With a north facing window, under stair cupboard partly coombe ceiling and a storage area.
BEDROOM 1 - (Approx. 3.17m x 4.23m) - A built in cupboard in the east gable containing the electric meter.
BEDROOM 2 - (Approx.4.4m x 3.76m) - With window in the west gable and one looking south towards Virkie and the Airport. Built in hearth.
BEDROOM 3 - (Approx. 4.31m x 3.72m) - Has a window in the east gable and one on the south wall facing the Airport. Built in shelving for storage in a recess.
BATHROOM - (Approx. 2.2m x 3.5m) - With a south facing view, bath w.c. and wash hand basin. There is a built in cupboard over the stairs and a second cupboard above ground level again over the stairs for storage and a Loft hatch.
SHED - (Approx. 6.65m x 3.45m) - The Shed is stone built with double doors on the west gable, two windows on the south wall and one on the east gable.
